Gastos de comunidad
Community fees paid by the owner for the upkeep of the common areas.
The gastos de comunidad are the periodic charges paid to the comunidad de propietarios for the upkeep of the common areas — such as the lift, cleaning, insurance or the pool — as well as provisions for works. Their amount depends on the property's share of the building.
In a sale, the buyer can be liable for certain recent unpaid arrears, which is why a certificate confirming payments are up to date is required.
For the seller
You must be up to date with these charges in order to sign; the buyer will require a certificate from the community confirming there are no arrears.
