Nota simple
An official extract from the Land Registry: owner, description and charges on the property.
The nota simple is a document issued by the Land Registry (Registro de la Propiedad) that summarises the legal situation of a property: the owner's identity, the description, the registered surface area and, above all, the charges affecting it (mortgages, easements, seizures).
It is the first check any serious buyer makes and the foundation of the notary's own verifications.
For the seller
Request yours in advance: it's better to discover a forgotten charge or a mismatched surface area before the buyer does, not in the middle of negotiations.
