Registro de la Propiedad

Official public register recording the owners and the charges on a property.

The Registro de la Propiedad is Spain's official land registry: it records the legal owner of each property, its boundaries and the charges weighing on it, such as mortgages, easements or seizures.

Registering the deed of sale is what makes ownership enforceable against third parties and legally protects the buyer.

For the seller

The buyer will check in the registry that you are indeed the owner and that the property is free of charges; any charge that has not been lifted can block or delay the sale.
