Servidumbre

A right burdening one property for the benefit of another, such as a right of way, a view or a pipe.

A servidumbre, or easement, is a legal constraint weighing on a property for the benefit of a neighbouring plot or a third party: a right of way, of water drainage, of piping, and so on.

It is, in principle, entered in the Registro de la Propiedad and is passed on with the property upon sale.

For the seller

You must inform the buyer of any existing easements; concealing them can leave you liable after the sale.
