Selling your property in Spain from abroad

Non-resident seller taxation. On the sale, a 3% retention is paid by the buyer to the Spanish tax authorities (form 211), credited against your capital-gains tax. There is also the municipal plusvalía, a local tax on the increase in land value. We calculate and coordinate everything with your tax adviser.

Mandatory documents. Energy certificate, habitation certificate (cédula), latest community charges and up-to-date property tax (IBI): we assemble the full file for you and make sure nothing is missing on signing day.

Power of attorney and remote signing. No need to come to Spain: a power of attorney (poder notarial) lets a representative sign the preliminary contract and then the deed at the notary on your behalf. Everything is secure and compliant.

Repatriating the funds. Once the sale is signed, we help you transfer the proceeds to your account abroad, safely and in line with banking obligations.
