Licencia de primera ocupación

The licencia de primera ocupación is the authorisation issued by the town hall confirming that a new dwelling has been built in accordance with its permit and may be occupied. It often governs the final connection of the utilities.

It mainly concerns new dwellings or those that have undergone major works.

If you sell a new dwelling, the buyer and their bank will ask for this licence; its absence can block both the financing and the connection of the utilities.
