Referencia catastral
A unique 20-character identifier assigned to each property in the cadastre.
The referencia catastral is the unique 20-character code that identifies each property in the Catastro, rather like a licence plate. It appears on the IBI, the deed of sale and the nota simple.
It makes it possible to check that all the documents refer to the same property and must appear in the escritura.
For the seller
Check that the cadastral reference on your documents matches your dwelling; any discrepancy must be sorted out before the sale.
