Subrogación hipotecaria

Transfer of an existing mortgage loan, either to the buyer or to another bank.

The subrogación hipotecaria covers two situations: the buyer taking over the seller's mortgage, known as debtor subrogation, or the transfer of a loan to another bank offering better terms, known as creditor subrogation.

It can avoid certain costs compared with a new loan, but still requires the bank's agreement.

For the seller

A buyer may offer to take over your existing loan rather than take out a new one, which can simplify and speed up the transaction.
