In short

  • No need to travel: a power of attorney (poder notarial) lets a representative sign the preliminary contract and the deed at the notary on your behalf.
  • Tax: the buyer withholds 3% of the price and pays it to the Spanish tax office (form 211), as an advance on your capital gains tax. The municipal plusvalía comes on top.
  • Paperwork: energy certificate, cédula, up-to-date community fees and IBI must be ready on signing day.
  • After the sale: the sale proceeds are transferred to your account abroad, in line with banking obligations.

Selling your property in Spain from abroad

Living in France, Belgium, Switzerland or further afield, and want to sell a property in Spain? Good news: you don't need to travel. At Alveo, selling from abroad is one of our specialities, and we handle all the administrative complexity for you.

Tax for non-resident sellers

On the sale, a 3% retention is paid by the buyer to the Spanish tax authorities (form 211), credited against your capital-gains tax. There is also the municipal plusvalía, a local tax on the increase in land value. We calculate and coordinate everything with your tax adviser.

The mandatory documents

Energy certificate, habitation certificate (cédula), latest community charges and up-to-date property tax (IBI): we assemble the full file for you and make sure nothing is missing on signing day.

Power of attorney and remote signing

No need to come to Spain: a power of attorney (poder notarial) lets a representative sign the preliminary contract and then the deed at the notary on your behalf. Everything is secure and compliant.

Bringing the funds home

Once the sale is signed, we help you transfer the proceeds to your account abroad, safely and in line with banking obligations.

One point of contact, in your language

Follow your sale from home: filmed viewings, buyer feedback, offers and e-signatures. The same advisor supports you, start to finish.
