ITE
A mandatory periodic technical inspection of older buildings to check their condition.
The ITE, or Inspección Técnica de Edificios, is a mandatory periodic technical inspection for buildings past a certain age — often around 45 to 50 years — to check their safety and state of repair. Its rules vary from one municipality to another.
An unfavourable result can require the owners' association to carry out works.
For the seller
If your building is old, the buyer may ask for the ITE certificate; an unfavourable ITE or works already approved can weigh on the negotiation.
