The energy certificate to sell in Spain: cost, validity and fines

The energy performance certificate rates a home from A (most efficient) to G according to its energy use and emissions. To sell, it is mandatory throughout Spain, and it must exist from the moment the listing is published, not just on the day of signing.

When you need it

The energy label must appear in every sale or rental advertisement, including on property portals, and the seller must hand the certificate to the buyer. Without it, the home cannot be advertised properly.

Who issues it and what it costs

It is issued by a qualified technician who inspects the home and registers the certificate with the relevant body in their autonomous community. Since 23 July 2026 (Real Decreto 659/2025, amending Real Decreto 390/2021), only technicians listed on a central administrative register, which owners can check, may sign it. For a standard flat, observed prices range from about 60 to 150 euros, plus a registration fee in some regions.

How long it is valid

The certificate is valid for ten years from issue. If the rating is G, the worst, validity drops to five years. Certificates issued before July 2026 remain valid until their expiry date.

The fines

Not having one, or advertising without the label, is an offence. Real Decreto Legislativo 7/2015 provides for fines of 300 to 600 euros for minor offences (such as advertising without showing the rating), 601 to 1,000 euros for serious ones and 1,001 to 6,000 euros for very serious ones.

Improving the rating before you sell

A poor rating does not stop a sale, but the buyer sees it in the listing. Some improvements (windows, insulation, heating or hot-water system) can move the rating up a letter; ask the technician which would have the most effect before the final certificate is issued.

At Alveo Properties we check the energy certificate before listing each home and, if it is missing, put you in touch with a registered technician. Ask for a free valuation and we will go through it with you.
