Due diligence

The legal, technical and tax checks on a property before committing.

Due diligence is the full set of checks carried out before purchase: ownership and charges at the land registry, community debts, planning compliance, cadastral status, technical condition and tax. Its purpose is to rule out nasty surprises after signing.

It is often handled by a lawyer or a gestor, especially for a foreign buyer.

For the seller

Preparing your documents in advance — nota simple, IBI, community certificate and energy certificate — makes the buyer's due diligence easier and speeds up the sale.
