Usufructo
The right to use and enjoy a property whose bare ownership belongs to someone else.
The usufructo is the right to use a property and to collect its income, for instance by renting it out, without being its full owner. It is common in inheritances, for the benefit of the surviving spouse.
Full ownership is then split between the usufructuary and the bare owner, who holds the title to the walls.
For the seller
Selling a property burdened with a usufruct generally requires the usufructuary's agreement; without it, you can only transfer the bare ownership.
